Chattanooga's Independent Healthcare Properties Announces $50 Million In New Projects At Franklin, Tn., Louisville, Ky.

Independent Healthcare Properties and Morning Pointe Assisted Living have announced the beginning of construction on a new $25-million two-phase senior campus in Franklin creating over 200 construction jobs and 125 permanent healthcare positions.

This is the second major business development announcement for the company in the past 60 days. Earlier this month, Morning Pointe broke ground for a similar senior campus in Louisville, Ky. In addition to the two new expansions, Morning Pointe is also completing the development of a new senior campus on Shallowford Road, with expected completion in November.

The locally-based senior services company has begun site excavation on the first phase of Morning Pointe of Franklin in the 1700 block of New Highway 96 West near Carlisle Lane. The new community will provide seniors in the Franklin and Williamson County area with assisted living and Alzheimer’s memory care services and a variety of respite and therapy services.  

“With the growing number of people living longer and searching for more health care options, we believe Morning Pointe is the perfect place for people in the Southeast looking for quality health care services to call home. Our understanding of the region’s culture and heritage has allowed us to successfully provide senior healthcare services and life enrichment programs to seniors for over 18 years,” said Greg A. Vital, president and CEO of IHP and Morning Pointe Assisted Living.

Situated on 10 acres, the initial craftsman-style building will offer 73 spacious apartments and amenities including fine dining areas, life enrichment programs and professional health and wellness services. 20 of the apartments will be a secure wing known as The Lantern, dedicated to the care of residents with Alzheimer’s and other forms of memory care needs.  Innovative therapeutic programs such as SimpleC Companion services, Cuddle Therapy and the Meaningful Day program have been developed by the Morning Pointe team and incorporated into daily activities to ensure the highest quality of care for residents.  Morning Pointe of Franklin will join 16 other Tennessee locations, including Morning Pointe of Brentwood and Morning Pointe of Columbia in middle Tennessee. 

Completion of the first phase is anticipated in early 2016.  The development team for the project includes Chattanooga based East Tennessee Specialty Builders, architect Hart Freeland Roberts of Nashville and Civil Engineers Ragan Smith Associates, also based in Nashville.  Financing was provided by First Tennessee Bank of Chattanooga. 

The second phase of the development project will be the construction of The Lantern at Morning Pointe Alzheimer’s Center of Excellence with 44 apartments dedicated solely for care of residents with Alzheimer’s and other forms of memory loss.  Upon completion, The Lantern wing at Morning Pointe will be converted to assisted living apartments.
