The City Council has approved rezoning for a 12,480-square-foot retail building at the Browns Ferry Road exit of I-24.
Broadway Group LLC plans to construct the facility next to the Tiftonia Church of Christ. The church has had the 2.45-acre property for sale for some time.
Lee McCay of Huntsville, Ala., said the site was purchased "for a well-known retail business."
Neighbors said the site at 151 Browns Ferry Road is prone to flooding. Deborah Dotson, who lives nearby, said her home has been flooded three times in 10 years.
Steve Leach of public works said the developer will be required to place fill at the site and to put in detention ponds so that excessive runoff is not created.
Mike Fryar, another neighbor, said it would be better to place the business on higher ground closer to the church and the parking lot further from the church on lower ground.
There will be a single curb cut onto Browns Ferry Road.
